3-D Design/Build

The purpose of our design/build services is to ensure our client's satisfaction during the entire process of their project. Many of our designs integrate idealologies and attributes of "Universal", "Green", Sustainable", "Adaptable", and or "Accessible" design. As these design fields are so rapidly coming to light in our industry, we are committed to be educated and certified in each field. Our goal, as professionals, is to make our homes a better and safer place to live. Our clients ultimately will make the final design decisions based on their family needs, budgets, and values.

Good 3-D Design should give a detailed look at the end view of what a project will look like. This is an important step toward the seamless execution of the project from start to finish. Utilizing the 3-D Chief Architect design program, Tomco Company Inc. is able to co-develop the right project plan with and for you. This proves to be a cost-effective alternative to hiring a third party architect or drafting service because with our design process we will effectively design with your needs and budget in mind. This process eliminates the costly "re-drawing" of projects designed beyond your budget. With the capability to offer interior design resources and consultants, Tomco Company is willing to work with you to create the exact design you desire.

The Build Although second on this list, it bears front line exposure. Tomco Company was founded as a carpentry contracting firm nearly 30 years ago. The insights learned, with this experience, will give any design plausible, well built end projects. Our expert framing and trimming craftsmen are the backbone of what brought Tomco Company to the level of quality we maintain still today.

To cap off the build process, Tom (the company president) still personally supervises the entire build process.

On top of this we have made a commitment to a "Team of Subcontractors" that are committed to the same quality standards that Tomco Company has built its reputation on. We take great pride in maintaining and continually advancing this team to integrate quality and innovative products and technology into our clients homes.

Design/Build Process Outline:

  1. Project Analysis (1st Visit)       ***No fee for this
    A thorough intake of your desired outcomes is conducted to define the project scope. An analysis and a preliminary budget will be given depending on the complexity of your project.

  2. Budget (or Preliminary Estimate)       ***No fee for this
    A general budget range is determined for client review. At this point, if budget becomes an issue, we hope to further determine the client's needs list and wish list. That determined, we can (cost effectively) focus our design on all of your needs. We also can break down projects into phases for affordability.

  3. "Design/Estimate Contract" (2nd Visit)       *** Fee is based on scope of project
    A Design Agreement is signed based upon the pre-determined budget and scope of project. This is a written working agreement between the owners and the contractor intended to meet your needs while maintaining your budget.

    • Site Meeting - Measurements of the existing structure are taken and the design is reviewed in detail to ensure desired outcomes. (Additions to the existing home footprint often require a registered survey prior to Zoning Department approval.) Survey costs (if required) will belong to the property owners.

    • General "Space Planning" Design - A schematic drawing indicating the general design concept is completed and approved or modified by the client prior to the next step.

    • "Preliminary" Drawings and Estimate - These drawings are created and presented to the client with a lump sum "Construction Contract" along with detailed specifications. * Note - To keep initial design costs affordable, these plans will be approximately 70% to 80% complete. Final drawings will be completed after "Construction contract" signing.

  4. The "Construction Contract" and Preliminary Drawings Documents
    Are to be approved and signed by both parties. The project will be scheduled upon receiving the down payment.

  5. Material procurement and construction scheduling begins.
